The property will be sold in a total dollar amount. There will be no survey done on the property, it will be sold off the existing legal description. The property has three addresses- 103, 105 and 107 – 11th Street in Crocker, MO with frontage and access off 11th Street which runs the entire length of the north side of the property with a side alley along the west side of the buildings. The Sharp property consist of basically three individual, single story, red iron buildings, all with 16 ft. side walls that are connected by a 25 ft. x 55 ft. covered , concrete dock. One building is 40 ft. x 80 ft., one is 80 ft. by 90 ft. and the third one is 70 ft. x 160 ft. for a total of 21,600 sq. ft. of warehouse space. All the buildings have full concrete floors, access to the dock, are wired with 110v and 220v, single and three phase electricity, overhead and walk-through doors and are connected to city utilities. 

The buildings have most recently been used for dry storage; however they could be adapted for a variety of other purposes such as manufacturing, workshop, warehouse, etc.

TERMS & CONDITIONS:10% Down day of sale with the balance due and possession given at closing in 30 days or less.   The cost for title preparation, deed work, title insurance and closing will be split 50/50 between the seller and buyer,  the Pulaski County 2026 property taxes will be pro-rated to the day of closing.
