Tract 1
Consists of 40 +/- acres located in Township 50N, Range 8W, Section 9 in Audrain County, MO. Directions to Location: From the east edge of Mexico, MO on Hwy. 54 go one mile east to ACR 841, turn right and go 2 miles south to ACR 812, turn right and go 1/4 mile west to the Rosenthal property on the left.
This tract has frontage and access from ACR 812, which runs all along the north side, the tract is all tillable and currently in row crop production. The Audrain County FSA Office calls for 41.63 tillable acres on Tract 1. There is rural water along ACR 812. There are no structural improvements on this tract.
DIRECTIONS to TRACTS 2,3, and 4. From the east side of Mexico, MO, go east on Hwy. 54 for one mile to ACR 841, turn right and go south, it is the first farm on the right and all three tracts lay in Township 51N, Range 8W, Section 33 in Audrain County MO.
NOTE: According to the Audrain County FSA Office there are 277.35 total tillable acres on Tracts 2,3 and 4.
Tract 2
Consists of 60 +/- acres with frontage on Highway 54 along the north side and access and frontage along the east side along ACR 841, it is virtually all open and currently in row crop production with the exception of a lake and small patch of grass in the northeast corner by Highway 54. There are no structural improvements on this tract.
Tract 3
Consists of 240+/- acres with frontage and access from ACR 841 all along the east side of the tract. It lies south of Tract 2, fronts on the railroad tracks on the south end and wraps around the Rosenthal Homestead on three sides. This tract is all open and currently in row crop production, there are terraces and waterways. There are no structural improvements on this tract.
Tract 4
This is Eldon’s Homeplace – 13018 ACR 841, Mexico, MO 65265 and consists of 6 +/- acres and improvements. This tract has frontage and access off ACR 841 which runs along the east side of the tract.
Eldon’s house was built in 1974, it is a single story, ranch style structure that is full brick with a metal roof, vinyl soffits, and has 1,652 sq. ft. of living space. The house has a full unfinished masonry basement, and a one-car-attached garage with overhead door with electric opener. The kitchen has wooden cabinets, Formica counter tops with rolled fronts and 4” back splash. There are three nice-sized bedrooms with closets and two full bathrooms plus a large living room with a stone fireplace with wood burning insert, a dining area with thermal pane sliding door that goes out onto a stone patio and utility room with washer and dryer hook-up. The home has three heat sources, a late model Bryant high efficiency forced air LPG furnace with AC unit, electric heat in the ceiling with individual room thermostats and two wood burning fireplaces, one on the main floor and the other in the basement. The house is connected to a deep well with pressure tank and water conditioner in the basement. There is a functioning sewer system. The house has a central vacuum system, lament, carpet, and tile flooring. The house has a large thermal pane front window and thermal pane crank-out windows There is an electrical disconnect in the yard for hooking up your power generator in case of a power outage.
Other improvements on Tract 4 include a wood frame, metal clad 36’ x 58’ Quonset building that is set on a concrete footing and foundation with a partial concrete floor, wired for 110 and 220 v electric. The building has a woodburning stove for heat and central AC, a roll-up overhead door at each end, one with electric opener. Roger petitioned off the east 25 feet of this building for his farm shop.
There is a 50’ x 80’ pole frame, metal clad, open end machine shed with 20’ side walls that is wired for 110v electric.
There is a 50’ x 62’ pole frame, metal clad, open front machine shed ( Rosenthal’s sale facility) with two 15’ roll-back doors, wired for 110v electric and two smaller pole frame metal clad livestock buildings.
There are some functioning grain bins on Tract 4 that include one GSI 10,000 bu. grain bin with drying floor, fan and heater, spreader, roof vents, twin screw stirrator and horizontal unloader. One GSI 20,000 bu. grain bin with drying floor, fan, roof vents, and horizontal unloader, one Behlen 8,000 bu. grain bin with drying floor, roof vents and horizonal unloader and one Harvestor 5,000 bu. bin with drying floor, fan, and horizontal unloader. There are three older model grain bins on this tract.
Currently there is a tenant in the house, and the farm tenants are using the grain bins and buildings.
DIRECTIONS TO TRACTS 5,6,7 and 8 ( The Oliver Farm). At the east side of Mexico, MO on Highway 54 (across from the Mexico Airport) turn onto ACR 425 and go north one mile to ACR 408, turn right, and go east one mile to the Rosenthal property on the left. All four tracts lie in Township 51N, Range 8W, Sections 21 and 28 in Audrain County, MO.
NOTE: According to the Audrain County FSA Office there are 173.44 total tillable acres on Tracts 5,6,7 & 8
Tract 5
Consists of 28 +/- acres with frontage along the south side from ACR 408 and also has access on the north side of the tract from the 60 ft. ingress/ egress easement that will run along the north line over the existing gravel driveway. Tract 5 is partially open with some row crops and pasture acres, the balance is in scattered trees, wooded fence rows, draws, and creek banks. There are no structural improvements on this tract.
Tract 6
Consists of 9 +/- acres with improvements, located at 26971 ACR 408, Mexico, MO 65265, that has direct access over the existing gravel driveway and frontage from ACR 408. Improvements include an older two-story, wood framed house with a metal roof and siding. It has three bedrooms and two full baths, living room, dining room, and kitchen with wooden cabinets. The house has two heat sources, an outside wood burning furnace with blower and a supplemental LPG heater in the house. The house has window AC units, a partial unfinished basement and is connected to a deep well and has a functioning septic system with lagoon.
There will be a 60 ft. ingress/ egress easement across the south end of Tract 6 over the existing gravel driveway to access Tracts 5, 7 and 8. Tract 6 also has a 32’ x 60’ pole frame, metal clad, utility storage building that has two overhead doors, is wired and has a concrete footing and foundation.
There is a 60’ x 190’ wooden frame, metal-clad, open side horse barn on this tract, it has stalls along the north side, open in the middle and along the south side with a covered 10’ concrete apron out front. There is water and it is wired for 110v electric, there are rollback doors on each end.
Tract 7
Consists of 106 +/- acres that will be accessed from a 60’ easement that runs from ACR 408 over the existing gravel driveway all along the south and west sides of the tract, with railroad tracks on the north side. Tract 7 is virtually all open with waterways and currently being used for row crop production. The balance is on the roadway, there is 6.4 +/- acre stocked lake, a machine shed, grain bins and barn.
Improvements include two late model 12,000 bu. GSI grain bins with drying floors, fans, roof vents, and horizontal unloading augers (both have grain in them). A 48’ x 96’ red iron machine shed with metal roof and siding, a partial concrete floor, wired for 110 and 200v electric and has rollback doors in each end.
There is a 30’ x 57’ pole frame open sided and ended structure with a metal roof and dirt floor that is being used for machinery storage.
There is an older model 40’ x 56’ wooden frame, metal-clad hip roof barn that is original with stalls, hay mangers, and loft. It is being used by the cattle tenant and has a catch facility with outside lot, alley way, and head chute.
Tract 7 has a beautiful 6.4 +/- acre lake well stocked lake on it. The lake banks are clean and access is easy. There is a bank side 30’ x 80’ pavilion that has pole frame, metal roof, and full concrete floor. There is running water and it is wired for 110v electric. There is a floating swimming/ fishing dock on the lake.
Tract 8
Consists of 73 +/- acres with access from a 60 ft. easement that runs from ACR 408 over the existing gravel driveway along the east side of the tract. The railroad tracts run across the north side of the tract. This tract has lots of open ground that is in row crop production, with waterways and the balance is roadway, fence rows and wooded banks on Bean Creek that runs through the tract. There are no structural improvements on this tract.
Tract 9
Consists of 150 +/- acres with frontage and access along the south side from ACR 448. The tract is primarily all open and currently in row crop production, except for some waterways, a narrow-wooded fence row along the east side and a set of farm buildings and grain bins in the southeast corner.
According to the Audrain County FSA Office there are 137.91 tillable acres on Tract 9.
The improvements include a 50’ x 60’ open side, pole frame, metal-clad livestock/machine shed with a partial concrete floor, wired for 110v electricity. There is a 52’ x 72’ open side pole frame, metal-clad machine shed with roll back doors and is wired for 110v electricity. Other improvements include a late model 12,000 bu. grain bin with perforated floor, fan, roof vents, and horizontal unloading auger. A 10,000-bu. grain bin with perforated floor, fan, roof vents, and horizontal unloader and four older model 3,200 bu. government grain bins.
TRACTS 9,10 and 11 ( The Berry Farm ) are all in Township 52N, Range 8W, Sections 20,21, 28 and 29 of Audrain County, MO.
DIRECTIONS TO TRACT 9: From the traffic light on Hwy. 54 and Hwy. J in Mexico, MO, turn and go north on Highway J for 6.5 miles to ACR 448, turn right and go east 3/4 mile to the Rosenthal property on the left.
Tract 10
Consists of 206 +/- acres that lie north of Tract 9 and west of Tract 11. This tract is virtually all open and currently in row crop production. According to the Audrain County FSA Office there is 192.73 tillable acres on Tract 10. It has frontage and will be accessed off Highway J over a shared existing driveway in the northeast corner. There are a couple of very small patches of woods, the bulk of those are along the outside perimeter. There are no structural improvements on this tract.
Tract 11
Consists of 157 +/- acres that lie along the east side of Tract 10. This tract is basically open and currently in row crop production with the balance in narrow wooded draws and a patch of mature timber in the very southeast corner. Audrain County FSA Office calls for 135.87 tillable acres. It will be accessed from a shared access in the very northwest corner. There are no structural improvements on this tract.
NOTE: Tracts 9, 10 and 11 are contiguous, have tiled terraces and waterways, with an old abandoned ACR which is accessible and runs from ACR 448 north along the east side of Tract 9 to Highway J through the property. It connects them and will serve as the property boundary line between Tract 10 and 11.
Tract 12
(the Blum Farm) consists of 243 +/- acres and is basically all open and currently in row crop production. With the Audrain County FSA calling for a total of 165.92 tillable acres. This tract has frontage and access off ACR 341 which runs along the east end of the tract. The only portion not in row crops are some waterways, the east wooded bank of the Salt River, a couple small patches of timber and some narrow strips of timber along the north and south sides of the property. There are no structural improvements on this tract.
DIRECTIONS TO TRACT 12: From the traffic light on Highway 54 and Highway J in Mexico, MO, turn and go north 4 miles to ACR 324, turn left and go 1/2 mile west to ACR 341, turn right and go north 3 miles to the Rosenthal property on the left. It lies in the southwest corner of ACR 341 and ACR 350.
TERMS & CONDITIONS: 10% Down sale day with the balance due at closing in 30 days or less, subject to a written crop/faculties lease currently in place. The lease is available for inspection and will remain in effect until December 31, 2027. It covers the tillable acres, farm buildings, and grain bins at a rate of $225.00 per tillable acre according to the Audrain County FSA figures. Hunting rights and residential properties are not included.
The sellers and buyers will split 50/50 the cost of the title search, deed preparations, and closing costs.
There has been a survey commissioned on Rosenthal Properties, once that is completed, we will update our estimated, advertised acreages and use the new surveyed acreages amounts for the purpose of our sale day contracts and closing.
Some of our tract divisions do not match those used by the Audrain County FSA Office, use the available maps to estimate the individual tracts tillable acres. The Audrain County FSA Office will make the final determination of tillable acres per tract.
METHOD OF SALE: The property will be sold in 12 tracts. We will offer the following tracts by the acre using the choice and privilege method of sale. The successful bidder will have the right to select one or more of these tracts at that bid amount multiplied by the surveyed acres. These tracts include 1,2,3,5,7,8,9,10,11 and 12.
At the conclusion of the choice and privilege tracts, we will offer the remaining tracts by the total dollar amount on a stand-alone basis until we have completed all of the tracts. These include tracts 4 and 6.
