PROPERTY LOCATION:  In western Saline County on I-70 at (exit #71) Houstonia/ Highway EE exit, turn and go north 2 3/4 miles on Highway EE to Saline County Road 150th Trail, turn right and go east 3/4 mile to Saline County Road 170th Trail (Garland Avenue), turn left and go north 1/4 mile to the property on the left.

Saline County Real Estate Info.

A total offering of 77+/- acres located in Township 49N, Range 22W, Section 22 of Saline County, MO.  The property is to be offered in two tracts ranging from 13+/- acres to 64+/- acres, both with Saline County Road 170th Trail (Garland Avenue) frontage all along the east side.

TRACT 1

Has direct access and frontage at the south end of the bridge on 170th Trail and consists of 13 +/- acres, the north line will be the center of Crooked Creek that runs through the property.  This tract is virtually all open, terraced and currently being used for crop production, the balance is in  narrow wooded fence rows and a wooded bank of Crooked Creek.

TRACT 2

Has direct access and frontage from 170th Trail that runs along the entire east side of the tract.  It consists of 64 +/- acres, the south side of this tract will be the center line of Crooked Creek.   Tract Two is primarily open, terraced and currently in row crop production, the balance is in water ways and the wooded ban of Crooked Creek.

The Saline County FSA Office calls for a total of 79.06 acres with 75.73 acres of cropland (95.7%).  If the property sells in two pieces the Saline County FSA Office will make the final determination of cropland acres per tract.

A rural water line runs along the west side of 170th Trail. 

The 2025 Saline County Property taxes were $ 218.84.

The property is in the process of being surveyed, once the survey is completed we will substitute our advertised acres for the actual acreages surveyed and use them for the purpose of the contracts and the closing.

METHOD OF AUCTION:  We will sell the S & S Property using the choice and privilege method, giving the successful bidder the right to take any individual tract, combination of tracts or the entire offering at the bid price.

TERMS & CONDITIONS: 10% Down day of the auction, balance due at closing in 30 days or less. Full possession will be given at the conclusion of the 2026 crop harvest.  The Sellers will pay all the 2026 Saline County Property taxes and retain all the 2026 farm income.   We will split the cost of title commitment, deed preparation, and title insurance 50/50 between the seller and the buyers.
