Tract 1 – home & outbuildings on 20 acres m/l

This 84.5 acre tract is all open crop & pasture ground with 2 ponds.  It has perimeter fencing and road frontage on 3 sides (Cheese Creek Road along the south, Prairie FlowerSchool Road along the north, and Highway 65 all along the west) and is in the Cole Camp School District.

TERMS: The opening bid on Tract 1 will be $200,000.  Any bit at or over that amount and it will sell to the high bidder.  After Tract 1 has sold, we will offer tracts 2 and 3 choice to the high bidder with NO RESERVE  The winning bidder will be able to choose either tract or both.  Tracts 2 & 3 will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s).  Acres here are estimates only – final prices will be determined by surveyed acres.  We will require $25,000 down on each of the 3 tracts the day of the auction.  If one buyer purchases more than one tract, the down payment will be an aggregate of the requirement for all tracts purchased.  The balance of the purchase price for each tract will be due at a real estate closing to be held on or before Monday, November 9^th, 2026.  The seller will provide an owner’s title insurance policy; the buyer(s) will be responsible for any lender’s title policy.  Taxes will be prorated at closing, and the closing fee at the title company will be split 50/50.
